Property Tax Exemptions for Georgia Residents
You may qualify for the homestead exemption2 that reduces the taxable value of your home by $2,000, if you own a home in Georgia and live in it as your main residence. This is an amount deducted from the 40% assessed value of the home, not the total taxable value.

Local and State Taxes
In addition, Georgia’s flat income tax rate dropped to 5.19% in 2025. With Athens’ 8.0% total combined local and state sales tax, it has been stable compared to other areas in Georgia.

Free tuition is provided to seniors, age 62+, at all public colleges and universities within the University System of Georgia (USG) and the Technical College System of Georgia (TCSG). Enjoy this benefit right in Athens at the University of Georgia: seniors who are official residents of Georgia can audit courses or earn a degree for free3. Books, application fees and instructional materials are the responsibility of the student, and registration is on a space-available basis. The student must meet all UGA admission requirements. The tuition waiver is not applicable for the Dental, Law, Veterinary or Medical schools.

- a) Immerse yourself in over 300 acres of native beauty at the State Botanical Garden4, located within the University of Georgia campus.
